WoW player housing is an evergreen feature introduced in World of Warcraft: Midnight that lets you claim, build, and customize your own home in an instanced neighborhood. Every Warband can own up to two houses—one in the Alliance zone and one in the Horde zone—without any ongoing upkeep costs or lotteries. Getting started requires only completing a brief introductory questline and paying a one-time fee of 1,000 gold at an open plot's cornerstone.

  • Collecting Decor Tiers: Lorewalking Books: Since Patch 12.1.5, the Lorewalking book decor rewards can be read while placed in your home.
  • Decorating Tools and Building Mechanics: Since the Patch 12.1 dye rework, Housing Dye Pigments are gone and dyes are divided into 9 categories, each with a base Dye that lets you color decor with any color in that category, so dyes take up only 9 bag slots, down from 72.

How to Unlock Player Housing

Housing access requires ownership of the Midnight expansion, though anyone lacking the expansion is still able to gather certain decor items through open-world content and achievements. Upon logging in for the first time, your character automatically receives the quest "A House For You" regardless of character level.

  1. Travel to your faction's capital city portal room: the Wizard’s Sanctum in Stormwind for Alliance or the Pathfinder’s Den in Orgrimmar for Horde.
  2. Step through the dedicated housing portal to enter your faction's neighborhood zone—Founder's Point for Alliance or Razorwind Shores for Horde.
  3. Pressing H, the default hotkey, brings up the Housing Dashboard to launch the House Finder, or you can speak with the local Steward NPC to find open plots.
  4. Approach an open plot, which places a temporary reservation on the land while you inspect the surrounding area.
  5. Interact with the cornerstone at the plot entrance and pay the 1,000 gold purchase fee to establish your house.

If you ever wish to relocate, you can interact with an open cornerstone in any other neighborhood instance and select "Move House". Moving is entirely free, happens instantly, and transfers your complete interior and exterior layouts without resetting your designs.

Housing Hubs and Travel Routes

Characters can reach housing neighborhoods directly from capital portal rooms or by returning to them from major expansion hubs.

OrgrimmarPathfinder’s Den housing portalRazorwind Shores
DornogalPortal to Orgrimmar or Stormwind, then housing portalEither neighborhood
ValdrakkenPortal to capital city, then housing portalEither neighborhood
OribosPortal to capital city, then housing portalEither neighborhood

Once you own a plot, the Housing Dashboard provides a Homestone teleport button with a 15-minute cooldown that transports you directly to your home. If your Warband owns both a Horde and an Alliance property, use the dashboard's dropdown menu to choose which destination your Homestone targets.

Warband Rules and Neighborhood Types

Housing systems integrate directly into your Warband. You can own two properties in total: an Alliance character must make the initial purchase in Founder's Point, while a Horde character must buy in Razorwind Shores. After purchase, any character in your Warband can freely visit, decorate, and spend time in either home regardless of faction allegiance.

Neighborhoods feature 55 plots placed across various biomes, such as autumnal farmland and spooky woods in Founder's Point, or oases and coastal bluffs in Razorwind Shores. Plots range from secluded spots far from everything to close-knit cul-de-sacs. Players can choose between three distinct neighborhood structures:

  • Public Neighborhoods: Managed and procedurally named by the server, these instances automatically spin up a new instance as soon as existing plots fill up.
  • Guild Neighborhoods: Created by a Guild Master specifically for guild members, with management permissions tied to guild ranks.
  • Charter Neighborhoods: Established by an organized group of players under a shared charter.

Restricting who can step onto your property is managed through the Housing Edit interface. You can open visitor permissions by clicking the gear icon beside the Edit House button, allowing you to independently toggle interior and exterior access for guildmates, party members, friends, or local neighbors with immediate enforcement.

House Leveling and Room Budgets

Player homes use a progression system that mirrors Renown, where earning House XP increases your room placement budget and unlocks advanced floor plans. Houses can now be leveled to Level 12, with new level rewards that include increased limits and large exteriors.

Level 42,400Large Octagon Room36
Level 53,700Large Square Room, Evening Circle Room43

House XP comes from two main activities:

  • Learning New Decor: Adding an uncollected decor item to your collection grants 10 House XP the first time it is learned, applying toward both of your houses. Shop and promotional items do not yield XP, and duplicate items award none.
  • Completing Endeavors: Finishing tasks in your neighborhood's active Endeavor grants House XP to the specific property your logged-in character is supporting. Opening the shared Endeavor Coffer upon completing a neighborhood goal grants 250 House XP.

Neighborhood Endeavors

Neighborhood Endeavors are cooperative community events that rotate roughly once per month. Residents contribute by completing various open-world or localized gameplay tasks displayed on the Endeavor tab of the Housing Dashboard. In private neighborhoods, leaders select the active Endeavor from a pool, while public neighborhoods have theirs assigned by the game server.

Task requirements dynamically scale based on neighborhood size, ensuring a smaller charter neighborhood needs fewer completed objectives than a bustling 50-player zone. Completing Endeavors fills the Neighborhood Favor progression bar, permanently altering the communal hub by moving in themed merchant NPCs and visual decorations.

Endeavors featured in Patch 12.1 include:

  • Candle Culture: Involves the Kobolds of the Ringing Deeps with 34 activities, unlocking 16 decor items.
  • Every Bakar Has Its Day: Centered around Maruuk Centaur pet-training, offering 23 decor unlocks.
  • Knock-Off Amani: Features Amani troll traders and unlocks a vendor selling additional decor pieces.
  • Vacation Season: Brings Tortollans to the hub and rewards decor suitable for an underwater dive bar.

Decorating Tools and Building Mechanics

When you enter editing mode on your plot, you can customize your space through Basic Mode or Advanced Mode. Since the Patch 12.1 dye rework, Housing Dye Pigments are gone and dyes are divided into 9 categories, each with a base Dye that lets you color decor with any color in that category, so dyes take up only 9 bag slots, down from 72.

Exterior customization works similarly to the barber shop system, letting you alter towers, windows, and facades using racial architectural kits. The initial architectural styles feature Human, Orc, Night Elf, and Blood Elf themes. Exterior styles are locked to faction aesthetics—Founder's Point only supports Alliance architecture, while Razorwind Shores only supports Horde architecture—though neutral styles can be placed in either zone.

Interior spaces are completely detached from your home’s exterior silhouette, allowing you to attach modular rooms of varying shapes without altering the outside structure. Exterior decor limits scale with house level: new plots have an exterior limit of 200, raised to 250 at Level 3, 300 for Level 5 and 6 houses, and 350 for Level 7 and higher houses.

I was feeling sad at lack of variety of greenery. I just wasn't quiet hitting that itch for my nelf home.

Collecting Decor Tiers

Decor is split into three main reward categories that dictate how you acquire pieces throughout Azeroth:

  • Commodities: Everyday furnishings like chairs and tables purchased from vendors, found while questing, or bought on the Auction House.
  • Investment: Distinctive, often animated assets such as particle fountains or self-flipping spellbooks. These require a one-time achievement or quest unlock before duplicate copies can be purchased for gold.
  • Trophies: Prestige decorations commemorating difficult endgame content, such as displaying the head of Onyxia after defeating her in her lair. These drop from raid bosses, Mythic+ dungeons, rated PvP milestones, and long-term achievements.
  • Lorewalking Books: Since Patch 12.1.5, the Lorewalking book decor rewards can be read while placed in your home.

To skip the time-consuming process of gathering furniture pieces across various activities, you can use the WoW Player Housing Miscellaneous Boost to let experienced players handle the item farming for you.

Upcoming Patch 12.2 Housing Features

Blizzard showcased several major quality-of-life additions for Patch 12.2 during BlizzCon 2026:

  • Multiselect and Copy/Paste: The ability to group multiple decor items together to move, scale, or duplicate entire arrangements without rebuilding them piece by piece.
  • Housing Showcase: A community event system where you submit a frozen snapshot of your finished house for voting, earning exclusive decor without locking your live decorating space.
  • Visitor Codes: Shareable codes allowing other players to tour your showcase house build even while you are offline.
  • Poseable Mannequins: Decorative stands capable of displaying your unlocked character transmog sets in custom poses.
  • Direct Catalog Purchasing: A store tab in your collection menu that allows you to purchase extra copies of previously unlocked decor directly, eliminating return trips to original merchants.
  • Expanded Themes: Four additional Endeavor visitors, including Storm Riders from the Isle of Dorn.
